Opportunities and constraints
The emerging proposals have been informed by a detailed appraisal of the technical constraints and opportunities associated with the site. These include:
- Public open space – The site could provide a focal green space for new and existing residents to enjoy, including a play space for children.
- Existing properties – Careful consideration is to be given to site boundaries to ensure the amenity of existing properties is respected.
- Trees – Existing mature tree belts along the site’s eastern and southern boundaries, and hedges along its northern boundary help to limit views into the site and are to be retained and enhanced.
- Access – A new vehicular access into the site will be provided from Egley Road. New cycle and pedestrian routes will also be created to link the development to the wider area including the neighbouring schools.
- Landform – The topography of the site is an important consideration in the design and layout of the scheme.
- Drainage – An existing ditch runs along the western side of Egley Road which would naturally lead to the provision of drainage features in the south east corner of the site.
