Planning Policy

The site is allocated for development in the recently adopted Site Allocations Development Plan Document, thereby establishing the principle of development on the site. The emerging proposals seek to respond to the key principles for the development of the site, including:

  • High-quality design and architecture, which is sympathetic to local character.
  • Retention of existing trees of value and any valuable landscape features
  • A layout that sensitively handles site topography and incorporates new/improved open spaces.
  • Retention of the sense of visual separation between Mayford and the wider urban area.
  • A buffer to Egler Road, the railway line, and existing residential properties.
  • Delivery of affordable housing.
  • Protection, enhancement and management of local biodiversity and nature.
